HEARTLANDS

The Heartlands development site is one of Europe’s largest regeneration projects, with £650 million invested commercially and residentially.

The Heartlands development site is located on lands of the former Polkemmet Colliery, to the south of the M8 motorway at Whitburn, and north of Fauldhouse. The site is conveniently located almost centrally between Glasgow (only 37km away) and Edinburgh (only 34km away), making it an ideal location for commuters.

There is a great variety of commercial businesses currently based in the Heartlands, including Oil States Industries, Starbucks Drive Thru, KFC, and McDonalds. Within the EG Group Heartlands Service Station (Heartlands Court), there is also a Shell Petrol Station, Greggs, and Asda Express.

The Heartlands Village Square development was completed in late 2023, close to the main roundabout off of the B7066 and Polkemmet Road.  The square is located north of Rigghouse Road, closer to the Heartlands residential area. To date, the square is anchored by the standalone Scotmid convenience store, alongside an adjacent parade of small commercial units, which include a Domino’s takeaway.

There are further exciting plans for other commercial business in the Heartlands Business Park area. In August 2025, Home Bargains opened a 25,000 sq. feet retail unit with an outdoor garden centre, and in November 2024 planning permission was granted for a 30,550 sq. feet Tesco supermarket on adjacent site to east. Construction is underway. In March 2026, a planning application was submitted by TJ Morris Ltd (landowners for the wider site) for a third retail unit to the west of Home Bargains, reportedly to be occupied by Wickes.

The residential development of Heartlands is ongoing, with plans for 2000 diverse homes in the area. As of January 2026, there are approximately 750 homes completed.
